BRIGHT Industrial Investment and Timo Tschammler enter into strategic partnership

Berlin, 01.12.2020. From December 2020, the real estate company BRIGHT Industrial Investment will be cooperating with Timo Tschammler, founder and managing director of the consulting firm TwainTowers. The former CEO of JLL supports BRIGHT with his network in the transaction business and advises the project developer on the strategic direction.

As Senior Advisor, Tschammler will contribute to the growth of the company, which was founded in early 2020. BRIGHT focuses on project development, investment and asset management in the light industrial and secondary office segments.

Hamburg: BRIGHT acquires the 29,000 square-meter am Billbrookdeich industrial site

  • Total investment volume of some 35 million euros
  • Space for offices, light industry and logistics

Hamburg, 5 October 2020. Real estate company BRIGHT Industrial Investment has acquired the site of ROFIN-SINAR Laser GmbH, a Coherent Group company, in Hamburg. Under the Sale-and-Lease-Back contract, Rofin will remain on the site, which will also be developed with new buildings especially suited for light industry and logistics. Altogether, BRIGHT and CONVALOR are investing some 35 million euros in the acquisition and the project development. The construction measures are scheduled to start in late 2021 and will be completed in 2023.

The altogether some 29,000 m² property offers approx. 20,000 m2 of rental space in eight buildings constructed between 1980 and 1990. Areas no longer required by ROFIN-SINAR and Coherent will be refurbished by BRIGHT Industrial Investment and then leased, old halls will be demolished and replaced by new buildings. Future tenants will be offered built-to-suit solutions, in other words areas tailored to their specific wishes.

Billbrook is one of the logistics hotspots in Hamburg. It can be reached from the A1 and A24 motorways in less than five minutes, and the city centre is only 15 minutes away. Billbrook is the City’s second largest industrial zone after Hamburg Port. Commercial rents have been rising for years driven by strong demand and a shortage of new lease space.

The acquisition was mediated by Colliers International. The Law Firm CMS acted as advisors for the seller and Samp Schilling & Partner for the buyer. The financing bank is DZ HYP.

The property covers Berzeliusstrasse 63, 63a, 83, 85, 87 and Billbrookdeich 188, 190 in 22113 Hamburg.

New real estate company BRIGHT Industrial Investment founded

Berlin, 22 June 2020. Johannes Nöldeke (45), Sebastian Pijnenburg (38) and Torsten Schmidt (47) have founded BRIGHT Industrial Investment GmbH in Berlin. The firm will be active nationwide as a project developer, investor and asset manager with a focus on real estate projects in the Light Industrial and Secondary Office segments. Founded at the start of 2020, BRIGHT is already active in two real estate projects.

Currently, a former factory site in the Rhine-Main Region is being converted into a modern light industrial park and logistics park. And in Berlin, a historic factory and administration building from a sale-and-leaseback transaction is being repositioned in a B location (secondary office). Together, these two projects represent an investment of around 60 million euros.

The three founders Nöldeke, Pijnenburg and Schmidt together make up the BRIGHT management team. The team as a whole currently comprises five permanent staff and will grow organically over the next few years. Applications are welcome from career starters in the real estate industry as well as from project managers with experience in project development.

ESG criteria provide orientation

ESG stands for the dimensions of Environment, Social and Governance. BRIGHT aspires to orient both its real estate projects and the firm itself on ESG criteria. BRIGHT General Manager and co-founder Johannes Nöldeke says, “BRIGHT is a value-oriented, modern and fresh real estate company. We do not act as an employer in the conventional sense but as a team of experts. We plan our real estate projects in such a way that they are resource-saving and adaptable. For this we engage closely with ESG and are currently drawing up our strategy accordingly. Founding team active in the real estate sector for many years

Johannes Nöldeke has been in the real estate business for 16 years. His last stop before co-founding BRIGHT was heading a nationwide project development team as head of the Construction Management division at BEOS AG. He holds a Master’s degree in Real Estate Management from the University of Zurich as well as a qualification as a chartered engineer in architecture from the University of Kassel. Johannes Nöldeke teaches at the European Business School (EBS) in Wiesbaden and at the University of Regensburg. At BRIGHT he is responsible for managing Project Development and Marketing.

Sebastian Pijnenburg has worked in the real estate industry for more than 14 years. Before co-founding BRIGHT he was head of the Berlin office of BEOS AG. Pijnenburg has a Master’s degree in Real Estate Management from the Berlin Technical University and a Bachelor’s degree in Business Management from the Mainz University of Applied Sciences. He teaches at the Berlin Technical University.  As part of the BRIGHT management team he is responsible for Acquisition and Asset Management.

Torsten Schmidt is the head of a family office in Berlin and has been active for more than 20 years as owner and investor on the entire real estate value-added chain. Schmidt studied Law at the FU Berlin. He also gained a certificate as a real estate economist (ebs) at the European Business School. As part of the Bright management team, Torsten Schmidt is responsible for Financing, Structuring and Legal.
